Listing includes redevelopment rights and expansion potential

According to the source report, the sale includes a built-in helipad, riparian rights, and prior approvals for a condo-hotel entertainment complex while the site remains an operating amusement park.

Steel Pier currently measures 150 feet wide and 965 feet long, but the property also carries a perpetual riparian grant that would allow expansion up to 2,850 feet into the ocean if a future owner pursued it. The report also says a 25% expansion of the current footprint is permitted.

The front building, including the sky bridge and roof, totals about 40,000 square feet. The structure is anchored 90 feet into bedrock and, according to the report, survived Superstorm Sandy.

Several sale details remain unclear. The source report did not identify a listing broker, a buyer, or a timeline for the sales process.

A historic Atlantic City property with casino-adjacent significance

Steel Pier opened in 1898 as a theater and later expanded into rides, exhibits, and other attractions. At its peak, the pier stretched nearly 2,300 feet into the Atlantic.

The property also has a history tied to Atlantic City gaming. In the late 1980s, Trump Entertainment Resorts owned the pier under the same ownership umbrella as the adjacent Trump Taj Mahal, the report said.

After the property went to auction in 2011, the Catanoso family bought it for $4.25 million before that sale occurred. The family later made upgrades including a new office complex, a refurbished front building and sky bridge, full interior renovations, and electrical, plumbing, fencing, and lighting improvements.

The listing lands as Atlantic City continues to see broader investment activity. The source report said the casino industry generated roughly $1.1 billion in taxes and fees in 2025, up nearly 25% year over year, while the Casino Reinvestment Development Authority approved close to $1.8 million in community grants in the first half of the year.

For now, the clearest next step is the sale process itself: whether a buyer emerges for a Boardwalk landmark that is both an operating amusement park and a redevelopment site directly across from Hard Rock.
